20. ANP14: Important Views

20.1This policy and the Albury Design Guidance and Codes APPENDIX A identify a series of views from public vantage points within the parish that are considered ‘iconic’ and especially important by local people in defining the relationship between the parish, its settlements and the surrounding countryside. The policy is consistent It with NPPF §187 and the Surrey Hills AONB Management Plan 2020 - 20251 in so far as it contributes to and enhances the natural and local environment.

20.2The 16 “Important Views” are identified on the maps by settlement area in the Albury Design Guidance and Codes APPENDIX A and identified in APPENDIX K were included as part of the Neighbourhood Plan 2024 parish consultation and were identified as having special merit and include:

  1. Albury Parish Church of St Peter and St Paul towards St Martha’s Hill and Newlands Corner, (2 views)

  2. The old church “Saxon Church” of Saint Peter and St Paul from the entrance road to Albury Park

  3. Viewing platform at former SUEZ landfill site towards Albury Parish church of St Peter and St Paul

  4. From The Street Albury village through Old Bakery Mews and Malcolm’s Field towards the Parish church of St Peter and St Paul

  5. The Warren Albury (at field gates) in 2 directions towards St Martha’s Hill and Ranmore Common, (2 views)

  6. The entrance to Farley Green from the north (Brook Hill) and the south (Farley Green Road), (2 views)

  7. Guildford Lane towards Newlands Downs (from St Martha’s car park)

  8. Newlands Corner west of the A25 from the car park down towards Albury village

  9. Newlands Corner east of the A25 from the North Downs Way viewpoint towards Albury village

  10. The top of New Road hill towards the North Downs and Newlands Corner

  1. The Neighbourhood Plan identifies 16 “Important Views” as indicated in the Albury Parish Design Guidance APPENDIX A. Development proposals within Albury Parish that are located within or immediately adjoining an “Important View” will only be supported where it is demonstrated that the openness and key features of the view, such as buildings (including distant), key features and areas of landscape and the juxtaposition of the village edge and surrounding countryside will be maintained.

  2. Development proposals which would have a significant adverse visual impact on an identified “Important View” will not be supported.

  3. A townscape visual impact assessment will be required for new development applications which affect “Important Views”.

Sandhurst Copse and Sheepwalk west to Charterhouse, south to the South Downs, and north to St Martha’s Hill, (2 views)

  1. The Catholic Apostolic Chapel from Sherbourne

  2. Weston Pond towards Albury village

  3. From the Totem pole on Albury Heath towards the South Downs

  4. From Lockner Halt east towards the parish church of St Peter and St Paul in Albury village and the North Downs and Newlands Corner.
